Q: What is the application process?
A: 1) Click here to download an application. Or fill it out online. 2) Submit your application fee. 3) Submit 2 forms of ID. 4) Submit Proof of Income. Once 317 Linden Apartments receives all of your documentation, we will then run a criminal background check on all applicants. Upon verifying all information, our property manager will contact you to discuss rental opportunities.
Q: What are acceptable forms of ID and Proof of Income?
A: Acceptable forms of ID: Student ID, Military ID, State ID, Driver’s License, Passport, Birth Certificate, and Job ID
Acceptable forms of Proof of Income: Employed: most recent pay stub, Self employed: Most recent tax W2 form or 1099, Parents: Parent will have to sign a finial obligations form in addition to your lease, Loans/Grants: Submit proof from University of disbursement letter from university with disbursement dates, Trust fund/savings: Letter stating proof of funds from your bank/lawyer, Military: copy of military financial award letter, International Programs: Copy of your country scholarship information
Q: I'm approved, now what?
A: 317 Linden Apartment's Property Manager will send you your digital copy of the lease to be signed via Doc-U-Sign. All leases are done electronically. Once signed and returned to 317 Linden Apartments, the tenant will have 7 days to submit their deposit.
Q: How/Where do I send my security deposit?
A: 317 Linden accepts checks, money orders, and cashier's checks made payable to 317 Linden Apartments LLC. When mailing your deposit, please address your envelope ATTN Business Office, 317 Linden Apartments, 317 Linden Street, Scranton, PA 18503. In the memo section of the check please write your Name/Apt # (if assigned).
Q: What is the application fee used for?
A: There is a $40 application fee for a background check. The fee can be waived if the applicant supplies his/her own background check that has been processed within 3 months of submission date. The applicant is required to provide 2 forms of ID ( drivers license, student/military ID, passport, Social Security card, etc…). Applications are processed in about 1 week.
Q: How can I secure an apartment?
A: An apartment can only be secured with a full deposit and a signed lease.
Q: Are pets allowed.
A: Pets are allowed for a $250 non-refundable deposit. There is a $25 monthly fee for dogs, and a $10 monthly fee for cats. Visit our pet PET POLICY page for more information.
Q: Will my apartment have Internet connection?
A: Yes. Every tenant will have access to wireless Internet; Comcast 100mbps upload/ 25mbps download. A password will be provided. *As of June 2015, each tenant must provide their own Modem/Wi-fi device. 25/5 speed.
Q: When will I get my keys?
A: There will be a $15 fee for all key fobs and they will be provided on your move-in day. There will be a $15 fee per each additional fob. A $20 fee will be charged to replace any lost Fob.
In the event you get locked out of your apartment or building please contact the main office at 570-xxx-xxxx. The office will be open until 6pm. daily. Any lockout that occurs after 6pm is the responsibility of the tenant.
Q: Where can I park my car?
A: Starting at $65/month, there will be an additional fee for parking on a first come, first serve basis. Parking is available in 6 different sections: 300 Mulberry St., 317 & 321 Penn Ave., Red Roof Inn, Duffy Jewelry, and St. Patrick’s Cathedral. Permits are required for all sections.
Additional parking at various parking garages can be acquired through the Scranton Parking Authority.
Free street parking is available after 6pm and on weekends.
Q: When can I move into my apartment?
A: Tenants will be able to move in on the 1st and 15th of the month that their lease begins. Leases begin at a 12-month minimum. Due to limited space, new tenants have to schedule move ins with propety manager. During peak time there will be very flexible a winding available for move ins.
Q: When is my rent due?
A: Rent is due between the 1st and 5th of each month. A $50 late fee will be charged for overdue rent. The first and last months rent as well as a security deposit equaling to the amount of 1 months rent will be required as an initial deposit.
Q: Are there any hospitals located nearby?
A: There are 3 Hospitals all conveniently located within 1.5 miles away from 317 Linden; Regional Hospital of Scranton (0.8 miles), Moses Taylor Hospital (1 mile), Geisinger Community Medical Center (1.3 miles).
Q: How far away are local schools???
A: The University of Scranton, The Fortis Institute, Lackawanna College, and The Commonwealth Medical College are all conveniently located within 1 mile of 317 Linden.
Marywood University is located only a mere 2.3 miles away from 317 Linden, just outside of Downtown Scranton.
Q: Where can I do my laundry?
A: There are 10 coin-operated washing machines, and 10 dryers laundry machines provided on-site. Machines are available for use 24 hrs for a $1 per wash and $1 per dry.
Q: Is there a grocery store nearby?
A: There are multiple grocery stores nearby. City Market & Café, Rite Aid, Weis Markets, Gerrity’s Market are all located with 2 miles of 317 Linden. For a complete list of local grocers, click here.
