Leasing Information

  • Q: Are there short-term rentals?
    All leases have a minimum term of one year.
  • Q: How do I apply to become a resident?
    First, contact the leasing office to discuss availability. Then, click on the BECOME A RESIDENT tab and follow the prompts.
  • Q: What are acceptable forms of ID and Proof of Income?
    Acceptable forms of ID: Student ID, Military ID, State ID, Driver’s License, Passport. Acceptable forms of Proof of Income: Recent pay stubs, recent tax W2 or 1099 forms (if student, a parent’s W2 is acceptable), copy of APPROVED school loans paperwork.
  • Q: How can I secure an apartment?
    An apartment can only be secured with a signed lease and a full security deposit (equal to 2 months’ rent).
  • Q: How/Where do I send my security deposit?
    317 Linden accepts checks, money orders, and cashier's checks made payable to 317 Linden Apartments LLC. When mailing your deposit, please address your envelope ATTN Business Office, 317 Linden Apartments, 317 Linden Street, Scranton, PA 18503. In the memo section of the check please write your Name/Apt # (if assigned).
  • Q: When can I move into my apartment?
    Tenants can move in starting on the first day of their lease term. The tenant must schedule a day and time for move-in with the leasing office.
  • Q: When will I get my keys?
    Keys are available to be picked up at the leasing office starting on the first day of the lease term; a date and time must be scheduled with the leasing office to pick up the keys. The tenant will receive a key fob and mailbox key. There is a one-time $15 key fob fee per fob; there is an additional $15 fee to replace any lost or damaged key fobs. In the event of a lock out during business hours (9am-5pm Monday-Friday), call the office at 570-344-1750. Any lock out after hours or anytime on the weekends is the responsibility of the tenant.
  • Q: When is my rent due?
    Rent is due the 1st of each month; a $50 late fee will be charged for any rent paid after the 5th of that month. The security deposit (equal to 2 months’ rent) will be required as an initial deposit prior to moving in.

Apartment/Property Information

  • Q: Is internet and cable included?
    Basic cable and internet are included with rent. The tenant is responsible for picking up and returning their equipment at Xfinity (1128 Commerce Blvd. in Dickson City). Any upgrades from basic cable/internet are the tenant’s responsibility.
  • Q: Where can I do my laundry?
    There are 10 coin-operated washing machines and 10 dryers on-site. Machines are available for use 24 hours a day for $1 per wash and $1 per dry cycle. A coin machine is available in the laundry facility.
  • Q: Where can I park my car?
    There is no parking on the premises. Contact the leasing office for recommendations of local garages/parking lots. There is a loading zone at the entrance to the building for loading and unloading only for a maximum of 30 minutes. Any violators are subject to a fine and/or towing.
  • Q: Are pets allowed?
    Pets are allowed, upon registration and approval from the property owner. There is a one-time, non-refundable pet fee of $250, as well as monthly pet rent of $25 per pet. Visit our PET POLICY page for more information.

    There are multiple grocery stores nearby, such as Redner’s Warehouse Market, Gerrity’s Supermarket, and Rite Aid.
